WHY ARE SO MANY HEALTH INSURERS LEAVING COLORADO? We have lost another health insurer as Friday Health is packing up their HMO and leaving the state. It joins Bright Health, Humana Health and Oscar Health in leaving the state in 2022 and 2023. Why are they leaving? From Coloradopolitics.com:
Critics of the Colorado Option, the state-designed health insurance plan, have claimed mandates imposed on health insurers are forcing some out of the Colorado market. That's disputed by Commissioner of Insurance Michael Conway, who has said that the plans leaving Colorado have done so based on national issues and not due to the Colorado Option.
Humana is leaving the group insurance market completely, Bright Health ran into significant financial issues, and Friday went into receivership recently. Oscar Health, which had the fewest number of enrollees, says "the decision was made in response to a host of local regulatory changes to ease the company’s reporting burden and because the company has been unable to attract members in those states, CEO Mario Schlosser said in a phone call." Do you remember health insurance companies going out of business this much before Obamacare? This is EXACTLY how this is supposed to work. Obamacare was NEVER designed to save anyone money, it was designed to regulate the entire industry out of business so the only option left was single payer. Watch it happen.
ALL CAR THEFT IS NO A FELONY AGAIN And I can't wait to see what happens to our car theft rates in Colorado now. If you listen to the progressive left, any drops will be COMPLETELY COINCIDENTAL as they want you to believe you can't arrest your way out of crime wave. Thinking people know that is utterly irrational so it will be interesting to see them spin it. The Governor signed this bill into action, let's see how long it takes the criminals to catch up.
THE REAL ESTATE MARKET IS CONTINUING TO EVOLVE AND NORMALIZE We've been in crazy times in the real estate market for YEARS. Home prices were driven higher as people had access to historically low rates and now that rates have returned to historical norms (it's true, the average mortgage for the last 50 years is just under 8%) and now the market is reacting. If you're used to homes selling in a day, that is done for now. Though we have more listings than we've had in years, it's taking longer to sell homes and the list-to-purchase price has dropped from 105% to 100%. The market is not bad, it's still a great time to buy, you just need to adjust your expectations and have some patience.
A COOL STORY ABOUT AN OLD DRIVE IN It's happening in the San Luis Valley in the sleepy town of Center. A family of developers who love the valley bought an old drive in and have converted it to a new drive inn. It's super cool and I'm planning a trip to stay there soon!
BUT NOT GOOD NEWS FOR ANOTHER DRIVE IN If you love the 88 Drive In theater, you better make a trip this summer to visit. The old drive in is in Commerce City but it won't be for long. After this summer it will become another warehouse facility.
REPUBLIC PLAZA IS A VERITABLE BARGAIN RIGHT NOW As it's assessed value fell by almost half in the latest valuation. It's the tallest building in downtown Denver and one of our iconic buildings. When last valued in 2012, it was worth $535 million and it's recent valuation fell to $298 million as so much of it is vacant and it needs some refurbishment to compete with newer buildings. Anybody want to buy a building on sale with no promise that people will return to downtown? No? Me neither.
